House Clearance Prices in Central Scotland (2025 Guide): What Really Affects the Cost

Quick take

House clearance pricing is based on volume, labour time, access/parking, and disposal & recycling fees. We give fixed, transparent quotes—often same-day—with responsible disposal.

Typical guide prices

These are ballparks to help you plan. We confirm a fixed price from photos or a quick visit.

  • Single items / small load: from £40–£80
  • ¼ van (light clear-out): from £90–£140
  • ½ van (average room/garage): from £160–£220
  • ¾ van: from £240–£300
  • Full van: from £300–£380

Prices vary with access, item type (e.g., fridges/mattresses), weight, and location.

What really affects the cost

1) Volume & weight

The more we remove (and the heavier it is), the more tipping and labour costs rise. Bagged waste and stacked items load faster and cost less.

2) Access & parking

Stairs, long carries, or restricted parking add time. If you can reserve a parking space close to the door, it keeps prices down.

3) Item types & recycling

  • General household items load quickly.
  • WEEE/appliances (fridges, freezers, TVs) and mattresses often carry recycling surcharges.
  • Green waste is usually cheaper per volume.

4) Sorting & reuse

We separate recyclables and reusables to reduce landfill. Sorting time is included in your quote.

5) Timing

Same-day and tight windows are available. If you’re flexible on time, we can sometimes group jobs to lower the cost.

6) Location

We cover Central Scotland—travel time across areas can change the quote slightly (see areas below).

What we take

Furniture, appliances, bagged rubbish, mixed household junk, garage contents, garden waste, shed contents, builders’ bag off-cuts, small DIY debris.

Items we can’t take (and what to do)

  • Asbestos, chemicals, gas bottles, clinical waste.
Contact your local council’s hazardous-waste service or specialist contractors. We’re happy to advise.

House clearance vs hiring a skip

Clearance service (us)

  • We load everything for you—no permits, no neighbours filling your skip.
  • Fast—often same-day.
  • You only pay for what we take.

Skip hire

  • Good for long DIY projects where waste builds up over days.
  • Requires space and sometimes a council permit.

If you’re unsure, send us a couple of photos—we’ll tell you which is cheaper for your job.

How to get a fixed price (fast)

  1. Send photos (room/garage/garden) via WhatsApp or email.
  2. Tell us your postcode and access notes (stairs, parking).
  3. We reply with a fixed quote and earliest time slot.
  4. If you’re happy, our uniformed team arrives, loads, and disposes responsibly.
